The An der Aa site in Zug is being transformed from a single-purpose operations yard into a mixed-use urban district that brings together mobility, workplaces, and housing. At its core is the new main depot for Zugerland Verkehrsbetriebe AG (ZVB), which provides the operational backbone for public transport while helping to anchor the broader urban development. IB supports the planning and delivery of the depot. On behalf of Losinger Marazzi, the design-build contractor, IB is responsible for implementing the building as part of the wider site development.

Context

The An der Aa development introduces a more varied urban fabric to a central location in Zug. Alongside the ZVB depot, it includes a shared facility for the city’s rescue services and the cantonal administration. A second phase, planned from 2031 on the northern portion of the site, will add around 160 apartments and service-oriented uses.

Together, these elements create a compact, efficient district that integrates infrastructure with everyday urban life. Clear spatial organization, well-defined edges, and carefully scaled volumes contribute to a cohesive urban environment with legible public and operational spaces.

The depot itself is based on the winning design by Graber & Steiger Architekten (2013). In February 2025, Losinger Marazzi was appointed to deliver both the depot and the adjacent building designed by Fiechter & Salzmann Architekten.

Scope and Role

The commission includes further developing the original scheme to ensure efficient, buildable, and cost-effective delivery. As part of the tender phase, the project team reviewed the design in depth and identified targeted optimizations.

This process refined the structural strategy, construction approach, and key building systems, strengthening the project’s overall performance while maintaining the architectural intent of Graber & Steiger Architekten.

Design Focus and Sustainability

The project is based on a clear structural concept, durable materials, and a façade designed for long-term performance. The layout supports efficient transport depot operations while allowing for future adaptation.

Sustainability is addressed through a robust, long-life structural system, flexible floor plans, and efficient building services that reduce operational energy use. The focus is on durability, ease of maintenance, and the capacity to accommodate changing requirements over time.

Outlook

The new ZVB depot is a pivotal component of the An der Aa redevelopment. It combines functional infrastructure with a coherent urban approach and a focus on long-term performance. In doing so, it not only supports reliable, low-emission public transport operations but also contributes to a resilient and future-oriented district in Zug.
